  • It's the FIRST thing most buyers see and first impressions are everything! I do NOT use photos from a phone. I hire a professional photographer. They have the eye for the right angles and know how to get the best lighting!

  • The video allows a buyer to get a better feel of the size of the space and take a tour of the layout. Since buyers are doing more research before they walk through the door, I think a video is necessary to allow buyers to have another way to look at the home! The way I get creative with my videos is by keeping audience’s attention. With my background in film, I don’t want to say “This home has quartz countertops”…I’d rather paint a picture for a buyer about everyday life in your home. I’d rather tug at emotion.

  • I think there’s hesitation with email marketing, but I’ve found that IT WORKS. Whether I am emailing my database, the home’s neighborhood, or e-blasting it to a large number of agents, I spend quite a bit of time email marketing to push your home to as many people as possible.

  • I have over 7,000 followers, have it set as a public account so anyone can see my advertising, and am actively socializing on this platform... so you can guarantee that your home will be shown all over Instagram. I always film a "reel" (a video) that showcases your home in a different way. One of my reels had over 1,100,000 views! I also pay for advertising so your home is shown through ads around the greater Sacramento area on Instagram. I have sold houses using my social media and I definitely have gotten buyers to come see my listings just from advertising here!
